Hougang Central Residences is the residential component of a large mixed-use development planned on the Hougang Central Government Land Sales site — a parcel of approximately 4.7 hectares, zoned for commercial and residential use on a 99-year lease, with a gross floor area of roughly 1.273 million sq ft. The site was awarded on 14 January 2026 to a consortium of CapitaLand Integrated Commercial Trust, CapitaLand Development and UOL Group for about S$1.5 billion, or S$1,179 per square foot per plot ratio. It was the first Government Land Sales parcel released in Hougang since 2019.
Approximately 835 homes are planned above more than 430,000 sq ft of commercial gross floor area, of which around 300,000 sq ft is retail net lettable area — set to become the largest mall in Hougang, nearly double the size of Hougang Mall, and anchored by a sheltered public event space and F&B offerings. CapitaLand Development and UOL Group are developing the residences in a 50:50 joint venture, while CICT will develop and own the commercial component outright and manage it for the long term.
What distinguishes the site is its transport integration. Part of the development sits directly above the existing Hougang MRT station (NE14) on the North East Line, and the scheme must incorporate a rebuilt Hougang Bus Interchange. Hougang MRT is also planned as a future Cross Island Line interchange, which would add an east-west rail axis to the existing North East Line connection toward Serangoon, Little India, Dhoby Ghaut, Chinatown and HarbourFront.
The setting is District 19, one of Singapore's most established mature estates. Hougang Mall, Hougang 1 and Heartland Mall Kovan are all in the immediate area, alongside long-standing hawker centres, Hougang Polyclinic, Hougang Sports Centre, Punggol Park and the Serangoon park connector network. The estate's school catchment includes Montfort Junior and Secondary, Holy Innocents' Primary and High School, CHIJ Our Lady of the Nativity, and Xinmin Primary and Secondary. For drivers, the Kallang-Paya Lebar Expressway and the Central Expressway are both within easy reach.
